African Logistics Properties launched its first modern grade A warehouse in Tatu city, Nairobi.
Speaking during the facility launch, ALP chief executive officer, Tony Selman, marveled at its ability to have enjoyed a 75 percent pre-lease, which surpasses the retail real estate and residential market in the country.
“The near complete uptake of ALP North prior to launch speaks to the scale of the warehouse shortage in Kenya. But it also demonstrates that the real estate requires developers to concentrate on the genuine areas of market need. The proportion of pre-leasing has also been driven by the quality of the warehousing, which just does not exist elsewhere in Kenya and East Africa at the moment,” said Selman.
The warehouse is built on the green housing technology which integrates the design process to create projects that are environmentally responsible and resource-efficient throughout a building’s life-cycle. It incorporates health and safety measures, by using materials that are environmentally friendly and that save on energy.

The facility has automated systems such as dock levelers mechanized loading conveyors, and fork-lift mechanized loading. The loading cranes and platforms together improve turn-around time and cut human labor by up to 76 percent. It further enhances proper traffic management and flow, facilitating quicker turnaround times for trucks and deliveries.
The warehouse also has its firefighting system installed with sprinkler fiber optic telecommunications and solar panels on the rooftops. It has a 12 meters pallet, as well as large column grids. This offers denser storage capacity and reduces the cost per pallet by up to 30 per cent.
